BONITA SPRINGS, Fla. (March 5, 2026)— The Bonita Springs–Estero real estate market continues its positive momentum into 2026. Data and local broker insights point to increased activity, improving stability, and strong long-term confidence among buyers and sellers.
According to Florida Realtors® new pending sales for January increased approximately 60% year-over-year, signaling renewed buyer confidence following last year’s uncertainty.
“Traffic at open houses and inquiries has picked up significantly,” said Peter West, managing partner of Bishop West Real Estate. “The market isn’t slowing — it’s normalizing into a healthier environment.” West also emphasized signs moving towards a correction and balance in the market. Demand remains strong and inventory has tightened, particularly in the condominium sector.
Cash transactions remain a defining feature of Southwest Florida real estate, accounting for roughly half of single-family home sales, reinforcing the strength of discretionary and investment-driven buyers entering the market.
Completed condo association milestone inspections and repairs — combined with greater regulatory clarity — have helped restore confidence and other contributions to the market’s stability alongside:
• Moderating mortgage interest rates
• Lower insurance premiums as new carriers enter Florida
• Completion of storm-related repairs and structural certifications
“It is a great time to buy a condo in Florida because it’s regulated,” said Erin McDonald, managing broker with Premier Sotheby’s International Realty. “You don’t have the unknowns — you know the reserves; you know the finances,” She added.
The result is a shift away from the uncertainty of the past year toward a more balanced market benefiting both sides of a transaction.
The biggest change in the market is clarity. With milestone inspections completed, budgets established, and insurance premiums stabilizing, buyers are no longer navigating unknown risks. Instead, they can evaluate real ownership costs — a shift agents say is bringing many previously hesitant buyers back into the market.
